Situated on the soft, sandy beach of Palmilla Bay, this oceanfront estate enjoys some of the calmest waters in all of Los Cabos. Located in the most prestigious Cabo development, Palmilla Norte, Casa Koll was built by Mr. Don Koll in the 1980’s and rebuilt in 2003. The Koll Estate is the gold standard by which the luxury market of Los Cabos has been built. Mr. Koll was one of the original developers of the Los Cabos market developing such recognizable names as Palmilla, The Hacienda, Cabo del Sol, and other Cabo landmarks.

The Koll Estate, Mr. Koll’s private residence, is a reflection of his vision and his worldly views of construction and land usage, which culminated in this palatial manor designed and built by the architect of one of the Kolls’ favorite French Countryside estates. The fire-lit torches, wrought-iron railings, and articles reclaimed from several old world estates give this property the authentic feel of the way things were for previous generations.

A visit to Casa Koll is a walk back in Los Cabos’ history. This unparalleled property consists of three separate homes which can be enjoyed as one contiguous estate or separately as 2 individual properties. The oceanfront Casa Koll and its guest home Casa La Roca are joined by the neighboring oceanfront home of Villa Pacifica.


Casa Koll:

Casa Koll is an expansive four bedroom villa with stone walls so thick that it feels like ancient construction. You can sense the grace with which the Koll family lived their lives here, enjoying the perfect weather and waters of their prized retreat. As an example, it is very possible for four people to have quiet reading time while all four are lounging in different parts of the living room.

Each bedroom is given its own private ocean view with great care given to provide every visitor privacy to enjoy this haven in their own way.

The outdoor spaces of Casa Koll are incomparable- the expansive lawn is ample sized to enjoy any lawn activities. The infinity-edged pool and Jacuzzi are massive. And the pool house offers a full kitchen with living and dining space.

Casa La Roca would stand as a fully capable villa anywhere other than the Koll Estate. Offering four bedrooms with their own baths, a large chef’s kitchen and a very large living and dining area, this villa has all of the amenities that vacationers could desire. Satellite TV, wireless internet, and Vonage long distance phone service making it comfortable for guests to call home are just a few of the many amenities.

From $12,500 per night plus tax

  • January 5 through December 14: $12,500.00 per night (3 night minimum)
    • November 23 through December 1 there is a 5 night minimum
  • December 15 through January 4: $18,500.00 per night plus tax (7 night minimum)

All rates plus a 16% IVA tax and 3% lodging tax.

Villa Policies

  • No smoking allowed inside Koll Estate.
  • No pets allowed without owner’s prior approval.
  • No groups without at least one member of 25 years of age. All groups must have a member of 25 years of age as a signing renter.
  • No wet clothing or towels on indoor furniture.
